Expert appraisal of single-family home and apartment

Comparative method and cost methodology applied to housing: what is reviewed, what comparables are used and what documentation should be prepared.

The expert appraisal of housing, whether single-family or block apartment, aims to determine a reasoned value of the property for a specific use. The usual methodology combines the comparative market method with documentary verifications and a technical visit. In no case is it a substitute for a bank mortgage appraisal, whose framework is different.

Scope of the report

The expert reviews the urban situation, the built and useful area, the state of conservation, the construction qualities and the urban environment. In single-family homes, the plot, auxiliary buildings and possible extensions are also checked.

Surface and registration checks

The cadastral surface, the registry surface and the actual measurement during the visit are contrasted. Discrepancies are documented and explained as they may affect the final value.

Comparative market method

It is the usual approach in housing. Operations and offers of properties with similar characteristics in the same environment are selected.

Comparable selection criteria

  • Geographic proximity and homogeneity of the neighborhood.
  • Similar construction typology and age.
  • Comparable state of conservation.
  • Reference date close to that of the report.

Settings applied

The comparables are adjusted for differences in surface area, quality, floor plan, orientation, condition and common elements (elevator, garage, storage room). Each adjustment is justified in the report.

Cost method as a check

In single-family homes or unique properties, the cost method can be applied as verification. The value of the land and the replacement cost of the construction are estimated, applying depreciation based on age and condition.

Convenient documentation

  • Updated simple registry note.
  • Cadastral reference and cadastral data.
  • Property deed.
  • Plans if available.
  • Latest IBI and community receipts if applicable.
  • Energy certificate if it exists.

What this report does not cover

  • It is not a bank mortgage appraisal under ECO Order 805/2003.
  • It does not replace a structural report if there are pathologies.
  • It does not resolve legal doubts about ownership or charges; Those questions correspond to the lawyer.
