Expert appraisal in real estate sales

Pre-purchase valuation, discrepancy with the deed price and technical support in real estate transactions between individuals.

The expert appraisal applied to a sale is used to make decisions with technical criteria: verify that the offered price adjusts to the market, support a counteroffer, document a discrepancy with the deed price or support an operation between individuals. It does not replace the advice of a lawyer or a notarial review.

Common scenarios

Pre-purchase evaluation

Before signing the deposit or deed, the buyer can request an expert report that analyzes the market value of the property and detects significant discrepancies with the requested price.

Discrepancy with writing price

When the writing price does not reflect the actual value (due to reduction, inheritance, linked transactions or other reasons), the expert report documents the market value as of a specific date.

In operations between family members, or between related parties, the expert report offers technical support at the agreed price.

Post-purchase claim

If hidden defects or relevant discrepancies appear after the purchase, the expert assessment can form part of a claim, in coordination with the corresponding specialty (hidden defects, defective workmanship).

Scope of the report

  • Description of the property and technical visit.
  • Registry and cadastral verifications.
  • Applied methodology, usually comparative method.
  • Reasoned assessment as of the date of the report.
  • Graphic documentation.

Aspects that are usually reviewed

  • Built and useful surface, with on-site verification.
  • State of conservation and qualities.
  • Basic urban situation.
  • Common elements and annexes (garage, storage room).
  • Local environment and market.

Prudence in interpretation

A market value does not equal a guaranteed price. The conditions of the operation, urgency, negotiation and other factors may justify prices different from the reference value. The report explains that relationship.

What this report does not cover

  • Does not review complex registration charges; This verification corresponds to legal advice.
  • It does not replace the notarial review of the deed.
  • It is not a bank mortgage appraisal under ECO Order 805/2003.
