Expert appraisal for inheritance and allocation of assets
Valuation of inherited properties: distribution among heirs, acceptance, adjudication and support in judicial division procedures.
The expert valuation of real estate in an inheritance serves to distribute the assets among the heirs with technical criteria, to allocate assets in a balanced manner or to support decisions in a judicial division procedure. The report describes the property, applies a reasoned methodology and offers a value as of a specific date. Legal questions relating to acceptance, collation or legitimacy correspond to the lawyer or notary.
Common situations
Extrajudicial distribution between heirs
When the heirs agree to distribute the estate without going to trial, the expert appraisal offers a technical reference on which to negotiate the allocation of real estate or compensation between parties.
Judicial division of hereditary assets
In judicial proceedings for the division of assets, the expert report is provided as evidence and can be completed with a subsequent intervention if the court requires it.
Acceptance of inheritance for the benefit of inventory
In this case, the valuation of the goods is part of the inventory and may require technical reports to support it.
